Framing Construction

• Joists are 2" kiln dried spruce - depth and spacing as per plans
   

• Sub floor is 5/8" tongue and groove aspenite, nailed, glued floor joists, with 5/8" plywood underlay for ceramic floors
   

• Exterior house walls are 2" X 6" kiln dried wood studs at 16" or 24" centres
   

• Non load-bearing walls are non-warping light gauge steel studs
   

• Structural/mechanical walls are 2" X 6" or 2" X 8" as shown on drawings
   

• Roof construction is prefabricated engineered roof trusses covered with 7/16" sheathing with "H" clips
   

• Structural steel support posts and beams according to plans
